What is different about painting in Sydney's Eastern Suburbs?

Between Bondi and La Perouse the salt never really stops. Onshore wind carries salt onto render, timber and steel, and a cheap paint job on a beachfront wall in Coogee or Maroubra chalks and peels years before the same work would inland. Exterior painting here starts with washing salt off the substrate, treating rust on lintels and balustrades, and choosing a coating system built for coastal exposure rather than the cheapest drum on the shelf.

Then there is the building stock. Randwick, Waverley and the older streets around Bondi Junction hold Federation cottages and Victorian terraces with painted stucco, ornate timber and cast iron. Randwick City Council lists 21 heritage conservation areas where the streetscape is protected. The council treats repainting of already-painted surfaces as maintenance that does not need consent, and it publishes suggested colour schemes for Victorian, Edwardian, Interwar and Postwar homes rather than mandating colours (Randwick City Council). Coogee and Bondi add Art Deco walk-ups with curved render and steel windows. Kingsford and Maroubra are full of 1960s and 70s brick unit blocks. Mascot, Rosebery and Eastgardens are newer apartment precincts, and the rental stock around UNSW turns over every semester.

Coastal strip

From Bondi down to La Perouse the housing runs from beachfront apartments and Art Deco walk-ups to weatherboard cottages and knockdown-rebuilds. Every exterior faces the same enemy: salt-laden onshore wind that chalks paint, rusts steel and lifts coatings off render. We wash surfaces down before any primer goes on, treat corroded lintels and balustrades properly, and specify exterior systems rated for coastal exposure. On the older blocks along Arden Street and Marine Parade, lead-era paint layers need careful containment during preparation.

Inner east and the heritage heart

Randwick, Waverley and Bondi Junction hold the Federation homes, Victorian terraces and interwar flats that sit inside heritage conservation areas around The Spot, Randwick Junction and Charing Cross. Decorative timber, cast iron and stucco need patient preparation and period-appropriate colour. Around UNSW and along Anzac Parade through Kensington and Kingsford the picture flips to student rentals, share houses and shopfronts where speed between tenancies matters. We handle both, and we are close enough to be on site quickly.

South-east, our home turf

Maroubra Junction and Pagewood are a mix of postwar brick homes, 1960s and 70s walk-up unit blocks and newer apartments around Eastgardens. Hillsdale, Matraville and Chifley have plenty of strata blocks with shared stairwells, balconies and carparks that need scheduled repaints with minimal disruption to residents. Many houses here are being renovated or rebuilt, so we do a lot of full interiors on fresh plasterboard as well as refreshes on tired brick and render. Most of these streets are minutes from our base.

Inner south

The inner south is the fastest-changing corner of our area. Alexandria and Rosebery mix converted warehouses and terraces with large new apartment developments, while Mascot and Botany have big strata complexes, townhouses and commercial and light-industrial premises near the airport and the port. Defect rectification on newer buildings, common-area repaints for strata managers and after-hours commercial work are the typical jobs here. Traffic can be heavy, so we plan start times and material deliveries around it.

Questions we get asked in the Eastern Suburbs

How much does it cost to paint a house in the Eastern Suburbs?

It depends on the size and height of the building, how much preparation the surfaces need, whether there is salt damage, rust or old lead-era paint to deal with, the number of colours and finishes, and access. Do you paint apartments and strata buildings?

Yes. We paint individual apartments for owners and landlords, and common property for owners corporations: stairwells, hallways, balconies, carparks, fences and building exteriors. We work with strata managers on written scopes, notices to residents and staged programs so people can keep using the building while the work is done. Most of the walk-up blocks in Kingsford, Maroubra and Coogee are exactly this kind of job.

Do you handle heritage colour approvals?

We help you choose colours that suit the period of the house and we tell you when to check with council. Randwick City Council treats repainting of already-painted surfaces as maintenance that does not need consent and publishes suggested period colour schemes rather than mandating colours. Waverley Council may issue a Heritage Exemption Certificate for painting within its prescribed heritage colour scheme. Any application is lodged by the owner.

How soon can you start?

That depends on the size of the job and the time of year. Smaller interior repaints and rental turnovers can often be fitted in around larger projects, while full exteriors are scheduled around the weather. Do you do rental turnovers between tenants?

Yes, this is a big part of our work near UNSW and along the coast. We aim for one to three day turnarounds on standard rental repaints, coordinate key pick-up with the agent, patch and repaint walls, ceilings and trims in durable washable finishes, and send completion photos so the property can be listed straight away. Landlords and property managers can book directly.

Are you licensed and insured, and can NDIS participants use you?

Yes. Rolling Strokes holds NSW painter and decorator licence 463404C, which you can check on the NSW Fair Trading register, and carries public liability insurance. Ask for the certificate of currency with your quote. We are not a registered NDIS provider and painting does not require registration, so self-managed and plan-managed participants can engage us directly.
