Bondi Junction is the commercial and transport hub of the Eastern Suburbs, with a mix of older low-rise brick walk-ups from the 1960s and 1970s, newer high-rise towers, and terrace houses on the quieter side streets. Which Bondi Junction streets have heritage controls?
Four of Waverley’s 17 conservation areas sit in Bondi Junction: Botany Street, Grafton Street, Mill Hill and Woodstock Street (Waverley Council). Mill Hill holds the oldest fabric, narrow-fronted deep allotments carrying one and two storey late Victorian terrace rows and workers’ cottages between Birrell Street, York Road, Oxford Street and Denison Street. Botany Street runs from Victorian filigree through to Inter-War Art Deco and takes in the Porter Terraces and the former Congregational Church at 1 to 3 Botany Street.
The rest is density. Only 230 of Bondi Junction’s 4,405 occupied homes were separate houses at the 2021 Census, against 2,860 flats and 1,046 semis or terraces (ABS QuickStats, Bondi Junction, 2021). Terrace parapets, cast iron and rendered party walls need a different approach to a tower corridor, and both are a normal week here. Anything above three storeys changes the access cost, so we settle that before quoting.
