Maroubra is our home base and the suburb we know best. As Sydney's largest beachside suburb by population, it has a diverse housing stock, from luxury beachfront homes along Marine Parade to mid-century brick cottages, California bungalows, and modern apartment complexes around Maroubra Junction. Maroubra is the biggest job pool we work in: 11,992 occupied private dwellings at the 2021 Census, split 29.6% separate houses, 20.9% semis and terraces and 48.5% flats or apartments (ABS QuickStats, Maroubra, 2021). That split changes street by street. The blocks off Malabar Road and Fitzgerald Avenue are mostly freestanding, while the walk-ups sit close to Maroubra Junction and Anzac Parade. A flat means a strata scope, an owners corporation approval and stair access instead of a driveway you can park a ute in.
Maroubra Junction has been a shopping centre since Dudley’s Emporium opened in 1912, so the awnings and parapets along Maroubra Road are older than the shopfronts suggest. Unlike Randwick and Coogee, Maroubra does not appear among Randwick City’s named heritage conservation areas (Randwick City Council), so colour choice is usually yours. The limits here are substrate and exposure, not council approval.
