Painting in Eastgardens
Eastgardens is a suburban pocket anchored by the Westfield shopping centre, with quiet residential streets surrounding the retail hub. The housing stock is a roughly even mix of houses and units, with some older brick homes alongside newer apartment developments. The suburb has a high proportion of rental properties, which means strong demand for investor-focused painting work: end-of-lease repaints, rental refresh touch-ups, and maintenance painting between tenancies. The proximity to Westfield also brings commercial painting opportunities. Not directly coastal, Eastgardens is sheltered from the worst of the salt air, and its close proximity to Maroubra makes it easy for our team to service efficiently.

What does painting a unit in Eastgardens involve?
Eastgardens only became a suburb in its own right in 1999. Before that these streets were part of Pagewood and Hillsdale, and the whole place grew around the Westfield that opened at the corner of Wentworth Avenue and Bunnerong Road in 1987 on the old Pagewood bus depot and part of the Holden plant. The result is one of the most unit-heavy dwelling mixes in the Eastern Suburbs: at the 2021 Census 1,289 of 1,569 occupied private dwellings, 82.2%, were flats or apartments, only 240 were separate houses, and 59.1% were rented.
With six in ten homes rented, most of our work here is interiors between tenancies and common property for the owners corporation: lobbies, corridors, stair soffits, garage-level walls and fire doors. In the taller blocks the constraint is logistics rather than height. Lift bookings, loading dock windows and resident notices shape the program more than the painting does, and set plasterboard needs a full prime after patching.
